How to Make Your Property Stand Out Amidst UK House Buying Boom

According to the latest Rightmove house price index, the UK is currently experiencing its biggest house buying boom in a decade.

The report showed that the number of buyers on the lookout for a new property has risen by 34% when compared to early 2020 - before the UK entered its first lockdown.

The number of interested parties enquiring about each home for sale on the market is also now at a record high. With news of the extended stamp duty holiday and the new mortgage guarantee scheme, it's expected that even more sellers will put their homes on the market this Spring.

1. Fix the little things
No one wants to walk into a property and see the faults or problem areas first. Whether the property you're selling needs lots of love and attention or it's pretty much ready to move into straight away, fixing the little things can make a big difference to how your home is remembered.
A wobbly stair banister, a missing door handle or cracked windows can all leave a prospective buyer feeling nervous about your property and wondering what else might be hiding out of plain sight. Spending a little time and money on some DIY might lead to that all important sale, so take a good look around your home and see which areas need a bit of TLC.


2. Pay attention to first impressions
We all know how important first impressions are and now spring is on the way, so it's vital that your home is looking in the best shape from the moment people pass. It would be a house seller's dream to own the property that people walk past and say 'I'd love to live there!', so take a critical look at what may be stopping buyers from saying that about your home. A fresh lick of paint on your front door, some bright and colourful hanging baskets and a new doormat can make a huge difference from the outside.

3. Bring the outdoors in
Whether you have a garden, yard or a balcony, show off any outside/external space to the full extent. If it's a nice day when you have viewings, open your windows and patio doors to show the natural flow of your home. Buyers need to imagine themselves living in your property so showing how practical and welcoming your outdoor space is will be a huge plus.

4. Make the most of your natural light
Now the days are a little brighter, one of the most important things people look for when viewing a property is great natural light. When you have prospective buyers calling round, open your blinds curtains and blinds and ensure there's nothing blocking your windows. It's also worth making sure that the glass is as clean as possible.

5. Finishing touches
Sometimes it's the small little touches which make a great lasting impression. Buyers can often see past your existing decor (to an extent!) as they're already making plans for how they could make the property look. But don't underestimate the power of a bright and colourful vase of spring flowers or a fresh scent throughout your home, which can leave viewers with positive memories of your home.
