How to sell your home quickly

Selling your home can be a stressful process, but there are things you can do to help your home faster. Read on to discover some of our top tips for securing a quick sale for your property.

First impressions count

If the outside of your property is looking a little tired, then that ‘good feeling' house buyers are searching for will be lost before they've even managed to step inside the front door!

Giving the exterior a good clean can do wonders; washing windows and sweeping the path can make a real difference when it comes to first impressions. You could even go one step further by repainting the exterior.

Fix and Clean your home

This may seem obvious, but presenting people with a clean and tidy house at viewings can really encourage people to buy. Visualising yourself in a house is an important part of the buying process - when a house is unclean or cluttered, people tend to find this a lot harder.

Attention to detail is also important. When you have lived in a property for a long time, it's easy to become blind to those small issues such as broken light fittings or scuffs on the walls. However, when looking to make a large investment such as buying a new house, the small details can make all the difference.

Before taking any photos to advertise your house, or prior to a viewing, make sure the property is as clean and functional as possible, as this will help to sell the property a lot faster.

Create the right environment

Before a prospective buyer visits a house, there are a few things you should consider.

Lighting

People tend to favour properties that are well lit over those that are darker as lighter properties appear bigger and more appealing. For this reason, try to let as much light into the property as possible; well-placed mirrors can help by reflecting the outdoor light around the room.

Smell

The smell of a property is something many sellers forget to consider. A clean and fresh smelling house unconsciously promotes the property to potential buyers, whereas a musty smelling property can linger (but not in a good way!) Before a viewing, light a scented candle or spray an air freshener to ensure that your property is smelling nice and fresh!

Atmosphere

Although it's arguable that the ‘feeling' people get from a property is something you have limited control over, there are still a few things you can do to create a more positive atmosphere in your property.

As mentioned earlier, having a clean and clutter free property can have a positive impact, but other small steps can be taken as well. For example, if you're listing your property in the Winter then set the scene of cosy living by lighting a warm inviting fire.

Make sure it can be found to prospective buyers

You may have the most beautiful and appealing house possible, however, if it isn't properly advertised, then there's little chance of getting any enquiries.
